The following are rental requirements to qualify applicants to lease with Village Properties:

Identification: Each applicant over the age of 18 is required to provide valid government-issued photo identification at the time of application submission to Village Properties.

Income: Applicants are expected to demonstrate a combined income of no less than three (3) times the monthly rental rate. In cases where income criteria are not met, obtaining a Guarantor is necessary to proceed with the application. Failure to meet income qualifications may result in disqualification from the leasing process.

Credit History/Rental History: Our credit reporting agency conducts a comprehensive assessment of applicants’ credit and rental histories to gauge their prospective rent payment reliability. A minimum credit score of 650 is mandatory. Any findings indicating unsatisfactory credit or rental history may necessitate an augmented rental deposit, the requirement of a Guarantor, or, in certain cases, lead to application denial.

Criminal History: As part of Village Properties’ application process, a criminal background screening is conducted for all applicants aged 18 and above. Please be aware that Village Properties reserves the right to decline applications based on criminal charges or convictions.

Pets: It is important to note that Village Properties adheres to a strict no-pet policy.

Guarantors: In instances where a Guarantor is required for application approval, the Guarantor must possess verifiable income equivalent to at least five (5) times the monthly rental rate and meet the aforementioned rental criteria.
