The following are rental requirements to qualify applicants to lease with Village Properties:

Identification: For each applicant over the age of 18 valid government issued photo identification card must be submitted at the time of application to Village Properties.

Income: Applicants must have a combined income of at least three (3) times the rental rate. If the applicants are unable to meet the income qualification then a Guarantor must be obtained, or the Applicant will be disqualified from leasing.

Credit History/ Rental History: Our credit reporting agency evaluates all applicants credit and rental history against indicators of future rent payment performance. Applicant must have a credit score of at least 650.  Any unsatisfactory credit or rental history findings may result in the requirement of an increased rental deposit, the need for a Guarantor, or a denial of an application.

Criminal History: Village Properties application process includes a criminal background screening on all applicants over the age of 18. It is possible that Village Properties may deny your application due to criminal charges or convictions.

Pets: Village Properties has a strict no pet policy.

Guarantors: If a Guarantor is needed in order for your application to be approved, the Guarantor must have a verifiable income no less that five (5) times the monthly rental rate, and meet the above listed rental criteria.
